Mobile Home Setup Explained: Blocking, Leveling, and Anchoring

Ask most people what a mobile home move involves and they will describe the truck. The haul is the visible half of the job, but it is not the half that decides how the home lives. Setup is. A home that is transported flawlessly and set badly will crack at the drywall, stick at the doors, leak down the center line and fail its inspection. A home that is set properly sits quietly for twenty years and gives you nothing to think about.
This is what a real install involves, in the order it happens — and what to look for if you suspect the home you already own was set badly.
First: the manufacturer's manual is the rulebook
Before any of the specifics, one thing worth understanding. For a HUD-code manufactured home the installation is not improvised. Every home ships with an installation manual from its manufacturer, and that manual governs pier spacing, footing sizes, anchor patterns, and a great deal else. Where the manual is long gone — common on older homes — installers work to the federal Model Manufactured Home Installation Standards (24 CFR Part 3285) or to the state's own installation program, whichever governs.
So when someone tells you “piers go every eight feet,” treat that as a rule of thumb rather than a fact. The real answer comes from the manual for your home, the soil at your site, and the state you are in. An installer who cannot tell you which of those they are working to is guessing, and guessing is how homes end up out of level in year two.
1. The pad comes first, and it decides everything after it
Everything above ground inherits the quality of what is underneath. The site has to be cleared, graded and drained so that water runs away from the home rather than collecting under it, and the ground beneath each pier has to be genuinely capable of carrying the load it is given.
That second part is where corners get cut. Soil bearing capacity varies enormously. A footing that is generous on compacted gravel is undersized on soft clay, and badly undersized on fill that was pushed into place last month and never compacted. Footings are sized to the soil, not to habit — and when the ground is poor the answer is bigger footings, not more of them.
Drainage is the other half. Water that sits under a home does not stay under the home; it rises into the floor structure as vapor, and it softens the ground the piers are standing on. The pad should shed water in every direction, and any downspout or roof runoff should be carried well clear.
- Ground graded to fall away from the home on all four sides
- Undisturbed or properly compacted soil under every footing — never loose fill
- Footings sized to the actual soil, and below the frost line where your state requires it
- No standing water anywhere under the home after heavy rain
2. Blocking and piers
With the pad right, the home is supported on piers built up from those footings under the steel chassis. Spacing comes from the manual, but the pattern is never just a grid: extra piers go in at every point load. That means under the marriage line of a multi-section home, under the ridge beam columns, at exterior door openings above a certain width, and under concentrated weights like a fireplace, a garden tub or a large kitchen island.
Piers themselves are usually dry-stacked concrete block, capped and shimmed to bring the frame to height. Two details separate good work from bad. Shims should be hardwood, driven in pairs from opposite sides so they bear evenly rather than tipping the load to one edge. And piers above a certain height have to be double-stacked with the blocks interlocked, and sometimes filled and reinforced — a tall single-stack pier is a hinge waiting to happen.
3. Leveling — and then re-leveling
Leveling is done across the steel frame, not across the floor, and it is checked in both directions along the length and the width of the home. Installers commonly work to about a quarter of an inch over any ten feet. Getting there is slow, iterative work: adjust one pier and you have changed the reading at three others.
Out-of-level shows itself inside long before anyone crawls underneath. Doors that swing open on their own or refuse to latch, a widening gap at the top corner of a door frame, cracks running diagonally away from door and window corners, windows that suddenly stick, cabinet runs pulling away from the wall — those are structural symptoms, not cosmetic ones, and they are the home telling you the support underneath has moved.
Which it will. Every home settles, most of it in the first year, and more if the site was freshly graded. Having the home re-checked and re-shimmed after the first full winter is not a sign that something went wrong; it is ordinary maintenance, and it is far cheaper than the drywall repairs that follow ignoring it. Leveling is something we come back and do.
4. Anchoring and tie-downs
Anchors are what keep the home from sliding or lifting in high wind, and they are the part of the install most often done to a price rather than to a standard.
The anchor type follows the soil. Auger anchors screw into most soils, with a probe test determining how long they need to be — softer ground means a longer anchor, not the same anchor driven harder. Concrete anchors are used where the home sits on a slab, and rock anchors where you hit stone. The straps then run from the anchor to the steel frame. Older and narrower homes frequently need over-the-top ties across the roof as well as frame ties, where a newer home may be frame-tied only.
How many, and how far apart, comes from the wind zone the home was built for combined with the manual. That wind zone is stamped on the data plate, and it matters a great deal more than most owners realize — enough that we wrote about it separately in our guide to moving a home across state lines.
Two things to check on any finished job: the straps should be tensioned, not merely attached, and the hardware should be galvanized. Anchors also loosen over time, so they belong on the same annual walk-around as the gutters. Anchoring and tie-downs is a service in its own right for exactly that reason.
5. Multi-section homes: the marriage line
If you have a double wide or a sectional home, the two halves have to be drawn together and sealed, and this seam is where the majority of long-term problems begin.
Done properly, a gasket goes in along the full length of the mating surfaces, the halves are pulled tight with come-alongs, and they are then fastened on the bolt or lag pattern the manual specifies — floor, wall and roof. The ridge beam carries real load and gets its own piers underneath. The roof is then closed over the seam and the joint is insulated and sealed.
Done badly, you get a thin line of daylight visible from the attic, a draft that runs the length of the hallway, brown staining on the ceiling down the center of the home after the first heavy rain, and a carpet seam that opens up. If you are looking at a used double wide, walk the center line of the ceiling with a flashlight before you do anything else.
6. The crossovers almost nobody checks
This is the single most commonly missed item on a multi-section install, and it costs homeowners real money every winter.
When a home is split for transport, every system that runs between the two halves is disconnected: the heating duct, the water line, the drain, the electrical feed, the gas line. All of them have to be properly reconnected underneath, and none of them are visible once the skirting goes on.
The duct crossover is the notorious one — a large insulated flexible duct running under the home between the halves. If it is crushed, kinked, torn, left disconnected or allowed to drag in the dirt, half the home never really gets warm, the heating bill roughly doubles, and the owner spends a season blaming a furnace that is working perfectly. It should be connected, sealed, insulated and supported off the ground along its whole length, with no low spots holding water.
Drains deserve the same attention. Waste lines need a continuous fall to the sewer or septic connection — typically at least a quarter inch of drop per foot — and support at close enough intervals that they cannot sag between hangers. A bellied drain line is a lifetime of slow drains and standing waste.
- Duct crossover connected, sealed, insulated, and held clear of the ground
- Water crossover connected, and heat-taped or insulated in cold climates
- Drain lines with continuous fall and frequent supports — no bellies
- Electrical crossover made up inside a proper junction box
- Gas line reconnected and pressure tested by a licensed technician
7. Skirting, vapor barrier and ventilation
Skirting looks cosmetic and is not. It is the last piece of a moisture system that starts at the ground.
A vapor retarder goes down over the soil to stop ground moisture rising into the floor structure. The skirting then encloses the crawl space, and it has to be vented so that whatever moisture does get in can leave again. Ventilation is commonly figured at roughly one square foot of opening for every 150 square feet of floor area, dropping sharply where a proper ground vapor retarder has been installed — your state's rule governs the exact figure. There should also be a removable access hatch, because sooner or later someone needs to get under there.
Skirting that is sealed tight with no vents traps moisture against the floor and rots it out from below. Skirting with gaps at ground level becomes a home for animals. It needs to be both tight and ventilated, which sounds contradictory and simply means the openings should be deliberate ones.
8. What you should be handed when the job is finished
A professional install produces paperwork. Ask for it at the quote stage, not after the crew has left.
- The installer's name and license number for the state the home is in
- Which manual or standard the installation was carried out to
- The anchor type, length and count actually installed
- A copy of the state inspection or installation certificate, where your state issues one
- Photographs of the completed underside before the skirting closed it in
That last one is worth insisting on. Once the skirting is on, everything underneath is invisible, and photographs are the only practical record of what was really done. They also settle arguments years later when you sell.
How to tell an existing home was set badly
If you have inherited someone else's install, these are the symptoms that point underneath rather than at the home itself:
- Doors that swing open on their own, or need a shoulder to latch
- Diagonal cracks from the corners of door and window frames
- A visible dip or bounce in the floor as you walk the hallway
- One end of the home noticeably colder, or a heating bill that never made sense
- Staining on the ceiling along the center line of a double wide
- Damp, musty air under the home, or standing water after rain
- Anchor straps that are visibly slack, rusted, or missing entirely
None of these are hopeless. Most are a day or two of work for a crew with the right jacks. All of them get worse and more expensive the longer they run.
The short version
Transport is the day everybody photographs. Setup is what you actually live in for the next two decades, and it is where the difference between a good mover and a cheap one shows up — usually about eighteen months later.
Get the pad right, size the footings to the real soil, follow the manual on piers and anchors, seal the marriage line properly, connect the crossovers, and vent the crawl space. Then have the home re-checked after its first winter.
